We hope you enjoy owning a unit or living at Ocean Verge Kings Beach. 

You will quickly discover, Ocean Verge is surrounded by wonderful beaches (Kings Beach, Shelly Beach and Moffat Beach) and is well serviced with all of Caloundra’s amenities on its doorstep.  There are many restaurants, bars and taverns, and several medical facilities and some unique shopping areas.

Whether you are making Ocean Verge your home or renting your unit there are a few things you need to know about Ocean Verge.

MAIL / COMMUNICATION

  • This website contains a list of important dates and important contacts, so that you can always find out what is happening in the complex.
  • A notice board is available outside the lift on ground floor where you will also where important information and updates about our complex will be published.
  • Items delivered by Courier will be placed in the area outside the lift for your convenience to collect.  If you are unable to collect the items within a reasonable time (a day or two) they will be moved to the Communal Room.
  • Please ensure your tenants and guests are provided a copy of the Residents and Guests Information Pack.
  • If you rent your unit out, please ensure the Property Manager has provided a copy of the Residents and Guests Information Pack to your tenants and perhaps a copy of the By Laws if they are long term tenants.
  • If your unit is rented out, please ensure the Building Manager and Body Corporate have been provided with the contact details for your Property Manager.  This is in case they are required in the event of an emergency or if occupants need to be contacted regarding onsite maintenance work.

OUTDOORS

  • Please ensure furniture is secure (including cushions) on balconies especially if there is no-one home for extended periods of time.  Street facing units are particularly open to the weather the wind sometimes moves the furniture.
  • If you have pot plants on the balcony, it is recommended these are heavily anchored down and stones used to cover the soil.  Please, no mulch as this tends to blow over onto other balconies.
  • It is preferred that balconies be hand mopped. If you do need to hose your balcony, please ensure your neighbours below are aware in advance and direct water down the drain in the centre of the balconies.
  • Smoking is prohibited in common areas. If you are smoking on your balconies, please be considerate and mindful of other residents, as smoking can now be considered an unreasonable interference of others enjoyment.
  • There are no restrictions on Gas BBQs on your balcony, but please ensure Gas Bottles are stored correctly. – By Law 24 – Storage of Flammable Materials *
  • Please don’t hang washing, bedding or other cloth articles over balustrades. – By Law 8(b) – Appearance of Lot *

NOISE

  • Please be considerate and mindful of other residents especially if you are entertaining into the evenings, shifting furniture or moving in and around the building. – By Law 21 – Nuisance *
  • Please open and shut doors quietly, including the door to the waste chute area.

PARKING

  • Visitor parking spaces are for visitors only. – By Law 16(d) – Vehicles *
  • Please ensure you only use your designated Car or Motorcycle Space.
  • Car spaces must not be used for storage without approval.  Please use the Archers Form to seek approval. – By Law 39 – Exclusive Use – Car Space *
  • Please ensure any storage units, containers or items in the car spaces do not cover the spoon drain to prevent flooding.
  • All items (eg plastic storage boxes, camping equipment, surf boards etc) must be safely stored in an approved car space storage container or alternatively stored offsite. 
  • Hazardous substances (flammable liquids, paint etc) are not to be stored in your car space or in your storage unit. – By Law 24 – Storage of Flammable Materials *

ANIMALS

  • Approval for the keeping of an animal is required by the Body Corporate.  Please use the Archers Form to seek approval.  – By Law 23 – Keeping of Animals *
  • Pets should be kept clean, quiet, and controlled always.  Dogs are to be kept on leads when on common areas.
  • Please ensure you clean up after your animal in consideration of other residents.

KEYS / SECURITY

  • Ocean Verge is a secure complex. Please ensure that your keep access keys and fobs secure and always accounted for.
  • If a key or a fob is lost, stolen or damaged please contact the Building Manager, to arrange deactivation of fobs and arrange for replacement keys or fobs.
  • Your key and/or fob allows access to the main door, visitor car park door and secure car park.
  • If you would like to change the lock on the door to your unit you must have approval from Body Corporate.  Please use the Archers Form to seek approval.
  • Ocean Verge has CCTV enabled for the safety of all occupants.  If you require access to the footage for any reason (eg carpark damage to a vehicle) this is available via the Body Corporate.By Law 19 – Security System *

RUBBISH

  • To eliminate odours and flies we ask all residence and guests to double bag rubbish especially kitchen scraps before being dropped down the refuse chute.
  • Please ensure all rubbish being sent down the refuse chute is bagged.  No loose items or glass items are to be sent down the refuse chute.
  • Ensure your rubbish and recyclables are placed in the correct bins.  Please do not drop recycle items down the rubbish chute (eg, beer and wine bottles, plastics, milk containers, etc).  Please take your recyclable items to the yellow recycle bins in the Refuse Room on Ground Floor.
  • Please flatten all cardboard boxes and take them to the yellow recycle bins in the Refuse Room on Ground Floor. – By Law 22 – Garbage Disposal *
  • The bins are located in the refuse room which is accessible from the foyer on Ground Floor or from the driveway side of the building.  Please ensure the doors are always closed.  Bin lids must also remain closed to eliminate odours and insect infestations.
  • Bin collection days are Tuesday and Friday.
  • Please do not leave rubbish on common property, including the carparks.
  • Be mindful when disposing of smelly rubbish (eg prawn shells), we ask that you try and freeze these items until the bin collection day.
  • Large items including large boxes should be taken to Caloundra Waste Facility at 99 Pierce Ave, Corbould Park.

LIFT

  • If you are taking rubbish to the bins via the lift, please ensure bags are in a container to avoid any spillage on the floor.  If something should accidentally spill, please clean up any spillage.
  • Please avoid leaning on walls and door and keep hand marks to a minimum.
  • When the lift is out of order, you can access your level via the internal stairwell.
  • If you are moving furniture in or out of the building, the lift protector sheets should be used.  Please contact the Building Manager to organise for the lift protector sheets to be installed.

IMPROVEMENTS

  • Any structural improvements or changes to the unit must not commence without first obtaining written consent from the Body Corporate.  Please use the Archers Form  to seek approval.  – By Law 10 – Structural Alterations or Renovations to a Lot *
  • If you are making any non-structural changes that require tradesmen to be on site for more than a day, please notify the Body Corporate just as a courtesy.
